Ensuring environmental due diligence

EAS’s skilled environmental professionals conduct Phase I and Phase II environmental site assessments (ESA) according to the American Society for Testing and Materials standards.

We perform Phase I ESAs to identify environmental conditions that might indicate releases or potential releases of hazardous materials on the property and surrounding properties. As part of a Phase I ESA, our staff conduct comprehensive reviews of regulatory databases (per ASTM E 1527-13), historical records, and other environmental reports to determine past property use(s); conduct site walkthroughs to document environmental conditions; and interview owners, occupants, and government officials.

Phase I ESAs assist clients establish a “landowner liability protections” defense under CERCLA. If findings from a Phase I assessment determine a site is contaminated, EAS conducts a Phase II investigation, which includes field sampling and laboratory analysis to identify types, concentrations, and areas of potential hazardous contaminants.
